• Help to Buy ISAs. If you set up an ISA before the November 2019 deadline, you still have until 2029 to use it. • First Time Buyer Stamp Duty Relief. New stamp duty thresholds were introduced in September 2022 as part of the Stamp Duty Land Tax (Temporary Relief) Bill. This bill has now been passed through the House of Lords and thresholds are fixed until March 2025.
The nil-rate threshold for First Time Buyers’ Relief has been temporarily increased from £300,000 to £425,000 and the maximum property value that is eligible for First Time Buyers’ Relief is increased to £625,000.

Your legal fees are payable on completion. The only upfront costs are your third-party search fees.

VAT, where applicable, is rated at 20%.

Below are our fees for buying and selling your home. In addition to these fees will be disbursements payable. Disbursements are fees that we are required to pay out on your behalf to third parties and include the following:-
• Search fees – approximately £262.20 depending on the local authority
• H M Land Registry fee. The Land Registry fix this according to the purchase price (see Land Registry fee scale on their website)
• Stamp Duty Land Tax - This depends on the purchase price of the property. It can be calculated by visiting the HMRC website.

We charge a fee for electronic money transfers (T/T) of £48 (inc. VAT).

Based upon work involved and on insurance risk to purchaser and lender, we typically estimate our own fees as set out thus:-

The time the process takes is dependent on a number of factors but the average time is around 6-8 weeks. 
It can be quicker or slower, depending on the other parties in the chain or if a new build property is involved.  
We will:
• Take your instructions and give any initial advice required
• Check finances are in place to fund the purchase
• Receive and advise on contract documents
• Carry out searches
• Obtain further planning documentation if required
• Raise any necessary enquiries of the seller’s solicitor
• Give you advice on all documents and information received
• Advise on the conditions of your mortgage offer
• Send final contract to you for signature
• Draft transfer document
• Advise on joint ownership
• Exchange contracts and notify you
• Obtain pre-completion searches
• Arrange for all monies required to be received from your lender and yourself
• Complete purchase
• Deal with payment of Stamp Duty Land Tax
• Register your ownership of the property with the Land Registry
